Construction Superintendent with Project Manager skills sought for growing hotel division of substantial California real estate investment firm to act as Owner’s eyes/ears on GC-run multi-story extended stay build. Hands-on position will initially be located primarily in Ventura, CA with travel to San Diego expected 1-2x monthly. During ramp-up period, position may involve oversight at secondary, Inland Empire project. Work spans full life-cycle of construction from excavation to walk-through with operating staff. This can and will include underground/horizontal site-work, ground up, finish and furnishing install. Primary responsibilities: Assist development team by coordinating permitting compliance and any changes with local officials. Monitor GC performance for time and quality. Work with architect and remote project lead to ensure contract compliance. Represent ownership and job and safety meetings. Assist with issue resolution. Support value-engineering with architect, in-house professionals and vendors. Coordinate staging for any third-party contractors and material deliveries. Identify opportunities and mechanisms for expediting. Anticipate, prevent and solve problems with construction, inspections and ownership / brand approvals. Status check critical path deliverables. Review RFIs for form and substance to filter submissions for unnecessary or extraneous requests. Investigate change order requests, review with ownership and track status. Project report daily. Host ownership and brand representatives through site. Track Punchlist and ensure full turnover. Work with accounting for pay applications and waivers. Cataloging daily job site deliveries and attendance. Conduct post-performance audits and identify future benchmarks.

The Superintendent will be primarily on a job site where s/he could be exposed to particulates, moving mechanical parts and vibration. He or she is occasionally exposed to a variety of extreme conditions at construction sites, including loud noises. The employee is occasionally required to sit; climb or balance; and stoop, kneel, crouch or crawl. The employee must frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
